Many buyers hear the terms inspection and appraisal throughout the home buying process, but they are often confused about what each one actually does.

Understanding the difference between a home inspection vs appraisal is important because both serve very different purposes during a real estate transaction.

While both evaluations happen after an offer is accepted in many transactions, they are designed to protect different parties and provide different information.

What Is a Home Inspection?

A home inspection is an in-depth evaluation of the property’s overall condition.

The inspection is typically performed by a licensed home inspector who reviews many of the home’s major systems and components.

Some commonly inspected items include:
